Hyderabad’s hospitality sector is entering a high-growth phase. With Global Capability Centres (GCCs), IT giants, pharma leaders and data-driven enterprises expanding rapidly, business travel and premium stays are witnessing strong demand. As the city strengthens its position as a leading corporate and innovation hub, large integrated campuses are evolving into self-sustained ecosystems, and now, another major luxury hotel is set to rise in the heart of Madhapur.
Mindspace Business Parks REIT announced the pre-leasing of approximately 5.3 lakh sq. ft. at its Mindspace Madhapur campus to Chalet Hotels Limited for a luxury hotel project. With an investment of around Rs. 350 crore, the development is expected to be completed by Q4 FY28.
The project, to be executed through K. Raheja IT Park (Hyderabad) Limited (KRIT), will feature a 330-key luxury hotel along with ancillary commercial space, subject to final approvals. The addition will further strengthen Mindspace Madhapur’s integrated ecosystem, already spanning over 13 million sq. ft. of Grade A office space and home to more than 100,000 professionals.
With two The Westin Hyderabad Mindspace properties and Inorbit Mall within the campus, the upcoming hotel will become the third on-site hospitality offering, deepening the ‘work–stay–meet’ experience and enhancing the park’s premium appeal.
Meanwhile, Ramesh Nair, CEO and MD of K Raheja Corp Investment Managers Pvt. Ltd. (Manager to Mindspace Business Parks REIT), shared that the development reflects the company’s strategy of creating long-term value by strengthening its existing business parks with high-quality, complementary additions. He explained that the long-tenure structure, backed by built-in escalations, offers strong revenue visibility, while the addition of a luxury hotel further enhances the campus’ premium positioning and overall attractiveness.
Under the arrangement, KRIT will deliver the core and warm shell structure, while Chalet Hotels will handle interior fit-outs and operations, ensuring seamless execution.
With a portfolio of over 3,300 keys across marquee properties such as JW Marriott Mumbai Sahar and The Westin Mumbai Powai Lake, Chalet Hotels’ entry further strengthens Hyderabad’s rising stature as a luxury hospitality destination.
